The Purchaser shall accept the Property in an “as-is” condition as of the closing date and the Purchaser specifically agrees that neither the Seller nor the Auctioneer makes any representations or warranties of any kind whatsoever, expressed or implied, to the Purchaser as to the condition or fitness of the Property, environmental or otherwise, or any improvements thereon. All descriptions, measurements and acreage provided by the Seller and the Auctioneer are to be used as a guide only. The Purchaser shall have satisfied him/herself as to the location and condition of the Property, and all descriptions with respect thereto, prior to bidding. Mines and minerals are not included unless otherwise expressly provided.   It is assumed by all that, by agreeing to these terms, the bidder has completed any and all preliminary property inspections in preparation for bidding. PAYMENT TERMS:

The successful Purchaser shall, at the time of the sale, pay by way of cash or certified cheque or bank draft payable to the Vendor’s Solicitor a deposit of Five Thousand  ($5,000.00) Dollars and shall execute a written  agreement to complete the purchase.

The balance of the purchase price shall be due and payable to the Vendor’s solicitor within FIVE (5) days from the date of the sale.

TOWN OF NEEPAWA / NEEPAWA & AREA PLANNING DISTRICT

Location: Public works yard of the Town of Neepawa, 124 Gill Drive, Neepawa, Manitoba

Pursuant to the Town of Neepawa' s Enforcement By-law No. 3165-16 notice is hereby
given that the Town of Neepawa/Neepawa & Area Planning District (the "Vendor")
intends to sell by public auction, by a Licensed Auctioneer, on the 28th day of October.
20 I 6, at the hour of 6:00 PM, at the public works yard of the Town of Neepawa, 124 Gill
Drive, Neepawa, Manitoba, the following:

Modular Home – Serial Number #016-00P-A-A000286A/CSAA277-4041

TERMS OF SALE

Deposit: Five Thousand ($5,000.00) Dollars of the purchase price by way of cash, certified
cheque or bank draft payable to the Town of Neepawa and the balance according to
conditions which will be available for public view at the address above prior to the auction.
The property will be sold subject to an undisclosed Reserve Bid.

Removal: The successful purchaser of the modular home must obtain all necessary
permits and authorizations required to lawfully remove the modular home from its current
location to a new location and such transport shall be completed by qualified personnel by
no later than 30 days from the date of purchase, all at the purchaser's sole risk, cost and
expense.

Condition of Modular Home: The modular home is being sold "as is". The purchaser
must satisfy itself prior to purchase of the modular home of its true condition, possible
liabilities, the availability of the necessary permits and authorizations required to remove
the modular home from the lands, the condition of the modular home and whether it can
be removed from the lands and whether it is in a condition sufficient to support its removal
from the lands without suffering damage or collapse and the transportability of the modular
home from the lands to the purchaser's intended location, all independent of any
representations by or on behalf of the Vendor.

Taxes: Any applicable GST and PST will be payable on the purchase price at the time of
closing.

SALE PROCEEDS

If the proceeds of a sale of seized goods are greater than the total of the arrears and
recoverable costs of the seizure and sale, the Town of Neepawa/Neepawa & Area Planning
District shall pay the surplus:

(a) to the person in whose possession the goods were when they were seized; or
(b) if another person claims the surplus, into court to be paid out as the court orders.

available for review at the office of the Town of Neepawa and the office of the Neepawa
& Area Planning District and on the Town of Neepawa's website.

Neepawa, Manitoba, beginning at 4:00 PM on October 28, 2016.
